Ideally the project should be customized for program and site. Time must be allocated to communicate all aspects of your vision and practical requirements.
If time is very short, we have existing plan designs from which you can alter to suit your specific needs. Let us know what you are planning to build as we may have something that can be used as a springpoint and save considerable time and cost.
Otherwise we can start from drawings, images of any castle, mansion or palace design -- or simply a blank sheet of paper to create a completely new and custom design.
The repeatable procedure for nearly every new luxury custom home design is as follows:
1. Exchange information concerning the property, total amenities required, number and room description, general layout preferred, budget, overall size and style.
2. Architect will submit a Design Proposal for review and approval.
3. Architect can work long distance or meet in person to go over your program and visit building site.
4. Architect prepares first Schematic Floor plan on site to scale for review based on specified requirements in contract.
5. Changes to Schematics above continue until Owner is satisfied of plan layout and room organization
6. Schematic front Facade (elevation) is prepared for approval and following major three elevations created after approval.
7. Schematic Drawings can be forwarded to contractors for cost estimates and if within budgeted figures Architect to prepare Permit Set drawings.
8. Permit Set CAD final drawings to submit for building permit will include Site Plan, Floor Plans, Electrical Schematic, Roof Plan, Typical Wall Section, Stair Diagram. Additional Wall Sections full Building Sections and additional detailing are optional as well as General Specifications.
9. Architect may also prepare Architectural Interior General Design for major rooms or all spaces. Interior elevations of each space, floor and ceiling are drawn by hand and then specifications written for all primary materials.
10. Enough information at this point is available to have project out for a hard bid by contractors. Architect may optionally assist Owner in making final contractor selection, administering contract or for minimal observation of progress of Work.
